Since purchasing this property Christine and I have added many features to the already existing features built in by the first owners. The house is known locally by some as the soap house, since it was the original home of Trillium Soap, now located in Rockland Maine. Situated on a private road the location offers a quiet peacefulness not found on busy public roads. The road is maintained by an active association which was formed about four years ago to assure that the road could match the quality of the four homes it serves. Our deeds require that road expenses will be paid for by the members; the dollar amount prorated based on the distance each driveway is from North Mountain road. Our yearly contribution is $180.

AREA:
Damariscotta Lake State Park and sandy beach is less than two miles away. Damariscotta Water Shed Assoc. maintains a water front office and activities area, also less than two miles away. Summer sailing lessons are available. They also have a walking trail network.

A public boat launching ramp with a dock system and plenty of parking is within easy reach down the west side of lake. There is also a private ramp at the Davis stream bridge (about one mile away) which is used by many by simply asking permission.
The grammar/middle school is new in the past two years and boasts two ball fields, a public library with free Wi-Fi and public tennis courts, all within easy walking distance.
HOUSE:
The side door opens into a mud room featuring an enclosed shoe closet and shelves for frequently used shoes. This side entrance is off an open porch that has new tongue and groove fir decking and a rustic field stone path.
First floor master bedroom has two closets with one being eight feet long. Switched and always-on electrical outlets are located on top of the armoire style closets, for lights or what have you. The master bedroom is a separate heating zone with cast iron baseboard radiators. These are typical throughout the house. Next to this bedroom is a half bath with an LG washer/dryer (electric) and an electric heater on a timer to take the chill off in the middle of the night. There is also a hanging closet and an antique chest of drawers as a vanity.
The house was professionally painted in 2010 with two coats of Cabot solid stain. The roof was stripped and covered entirely with rubber ice and water shield before new shingles were laid. The back part of the roof from the chimney to the eave is done in standing seam copper to prevent back water problems from snow melt around the warm chimney.
A screen porch and open deck are at the back of the house. They feature cedar decking with screen laid before the boards to seal the board spaces, removable screen panels, an overhead fan, antique carriage lamp on a dimmer, clothes line, and a built in bird feeder. The cellar entrance is a dog-house style with a pair of full width doors, window and window box for flowers.
The original Mathews Brothers 12 over 12 window sashes were replaced with custom Mathews double glazed low-E sashes in the same 12 over 12 style. The upstairs bedroom windows got the same treatment. The original wood storm windows and wooden screens can still be used.
The kitchen pantry features a wall of adjustable shelves, a work counter, oak front recycling center, and two counter electrical outlets, each sized for 30 Amps. It is possible to run the toaster, oven, microwave, and coffee maker all at the same time and still have capacity to spare.
The basement houses a dry workshop which is well lit and wired for power tools, and even includes a utility sink, and propane gas hook-up. A wood stove provides extra heat to the shop as well as the living spaces. The wood stove flue has been upgraded to a six inch insulated stainless steel liner which runs inside the original masonry chimney.
Water supply for the two toilets is run through an adjustable mixing valve to provide tempered flush water to eliminate sweating toilet tanks during humid weather. There is a whole-house sediment and charcoal filter in the water supply line and also an ultraviolet filter since when soap was made here there had to be special water quality precautions. Water for the outside hose bibs has been routed so as not to go through the filters, so watering the gardens won’t shorten the filter life.
There is a 40’ x 60’ garden that gets ample sun and has been fertilized for years with llama manure. A garden shed abuts the garden. A buried water line terminating at a granite post provides a connection at the garden edge, and provision is made to blow out the line with compressed air for winter freeze protection. An orchard containing fourteen semi-dwarf trees (twelve apple and two pear) is now starting to produce. There is an additional apple tree in the back yard perennial garden. Additionally there are four young and one established high bush blueberry, and red and black raspberries. The property is lined on two sides by stately and mature red oaks.
The paddock area has a two stall horse run-in, and chicken run. This building has a buried electric power line.
The oversize barn/garage is built on an insulated freeze protected frost wall with interior and exterior perimeter drains. At 28’ x 32’ and ten foot wide power operated doors and no center posts, there is plenty of room for full size trucks and other toys. There is also a side sliding-door hung on antique hardware. The south east corner sports three large windows and an insulated seed starting room with thermostatically controlled electric heat and 20 Amp outlets. A wide stair case leads to an open loft with a hay door and hoisting system, two 12 over 12 windows and an east facing dormer. Knee walls and ridge /soffit vents are already in place so that insulating and finishing the loft would be easy. The garage is served by a driveway finished in reclaim and big enough to allow easy turn around and lots of outside parking.
